Construction Management

Construction Management (CM) is a contract between the Owner and the Construction Manager. This can include advisory services during the pre-construction phase and performing the required work during the construction phase.

At the outset of the project, CM services are performed on an actual-cost basis, plus a percentage mark-up or fixed fee applied to actual costs. CM is an open-book form of contract where AEC works on behalf of the owner to bid the project to Trade Contractors.

We act in a Consultant and Constructor role on the project, assisting in working collaboratively with all stakeholders from the start of design to the completion of construction. Our role is to influence the bid documents to allow for current market conditions and/or material choices to suit availability, ultimately leading to better budget and schedule control.
