General Contracting

General Contracting (GC) is a contract between the Owner and Prime Contractor to perform the required work for a single, predetermined fixed or lump sum price, regardless of the Contractor’s actual costs. This form of contract is the typical Design-Bid-Build format. The construction documents are completed and issued for a formal bid by the Designer or Owner.

We act as the Constructor on the project but can only review the documents after they are completed and bid for constructability, value engineering, and trade scope.

Why Choose a General Contracting Model?

During the construction phase, unforeseen hurdles and delays can cause additional expenses. Using this model, the liability for these costs shifts to the contractor should anything fall outside of the agreed upon price and schedule.
